1) How long is the Mobile Home Park open for?
The park is open for 10 full months of the year, closing in December and January.
2) How would you describe the location of the Mobile Home Park?
The park is situated between Biarritz and Bordeaux, just a 70 mile drive to the Spanish border. Set in a countryside location surrounded by 10 acres of flat and partly shaded land (which is the largest man made forest in Europe). It is only 45 minutes from Bordeaux airport and only 10 minutes from the coast.
3) How would you describe the Mobile Home Park?
The Park is set in a beautiful rural location and is managed and maintained by English speaking owners, we also have an English management team who reside on site. The Park is a small - medium sized lawned Park, with approx 135 plots. On site the owners are mainly middle aged to mature full time British residents, the Park also have a small number of homes they use for holiday rentals. Plots are spacious, sized from 110 -500m2.
4) Would you recommend a car?
Yes, this Park is situated in a rural location, it is surrounded by 2,000 miles of cycle tracks for the more energetic, but for shopping etc, a car will be needed. It is a 10 minute walk to the small local town.
5) How would you describe the local area?
It is beautiful and rural France at its best. Expect fantastic greenery and idyllic French towns. In the immediate local area is a large lake, offering water sports, boats, fishing and horse riding. Golf courses are located 5 minutes away and the coast is only 10 minutes away.
6) How would you describe the weather/temperatures?
The area boasts upto 2000 hours of sunshine per year, beating both Brittany and Normandy by 250 hours and much better than the 1200 hours of sunshine per year we enjoy in Manchester! Average summer temperatures: May – Aug are a steady 19 – 24°C and winter 5 -10°C.
7) What types or homes are available?
We can offer single units (Mobile Homes) on this Park, from all the major British manufacturers like Willerby, Delta and Pemberton etc. We also offer French manufacturers like IRM and Louisianne. Mobile Homes start from approx £20,495 sited and connected onto a chosen plot.
8) What are the ground fees and running costs?
The Park has a variety of plot sizes available to choose from for both new and pre-owned / resale mobile park homes
Plot sizes are 100m²+ and cost from €1,940 per year
The majority of plots are within the 100 - 200m² size. Electricity and water is charged via a meter. Gas bottles are charged at approx €35, a storage box is also compulsory at €150 and are available at reception, as and when you need them. A tourist tax is also charged at approx €1 per day whilst on site during the peak season – July and august. (All charges are calculated by the Park – to make them hassle free) Insurance is also required costing approx €120 PA.
9) Can I sublet?
Yes, this is a great way to re-coup some of your costs, the Park owners prefer the homes to be rented to friends and family if possible.
10) How long is the contract?
Like most Parks they offer a rolling 12 month contract, this is signed every year by the owner and the ground fees are paid. As long as you conform to the Park rules, this will be re-issued every year without a problem (Remember you are the main source of the Parks income, so removing you from the Park isn’t within their interest) Many residents have spent many happy years on this Park.
11) How long can I keep my home on the Park?
The Park doesn’t enforce a ‘Ten year rule’ like most Parks in the UK. All the Park owners ask is that the home and plot are kept clean, tidy and well maintained. The home can then stay on the Park indefinitely.
12) Can I sell my home?
Yes, the Park reception handle all sales, re-sales and transfers, this is to keep control on the residents allowed onto the Park. They will advertise your home and handle all aspects of the sale, including finding prospective buyers. We also offer the option of transporting your home to one of our other Parks in either France, Spain, Portugal and/or Zante.
