Mobile home site refurbishments and general site information
The new owners, René and Catherine (who have run a campsite in south-west France for the past 20 years) along with their niece Laurence and nephew Sebastien took over running the campsite on 15 June 2011 with the following information discussed in September 2011. They have stressed that they did not want to make any fundamental changes to the campsite and intended to maintain its calm environment. They laid out their extensive refurbishment plans for the site which include the following:
- Completely refurbishing the shower and toilet blocks to include washing machines and tumble dryers
- Adding an outside terrace to the bar area
- Covering and heating the swimming pool and adding a slide for the kids. The long term plan also includes installing a Jacuzzi.
- Completely replacing the underground water pipe & draining system of the entire campsite (which should improve the water pressure inside mobile homes). This will be large-scale work and will entail digging up the roads.
- Bringing the electricity network up to modern standards
- Installing a free WIFI area around the bar
- Creating a pétanque pitch and barbecue area
- Installing perimeter fencing around the site to keep out the wild boar
- Installing an electric entrance barrier which will be closed at night to prevent cars driving around the site late at night.
- Upgrading the car park
- Setting up a kids’ club
- Having a “dinner and dancing” evening once a week (which will finish at midnight)
- Installing individual water and electricity counters for each mobile home.
Furthermore:
- The size of pitches will be made more uniform. The ground rent fees will not increase next year and will fall into three categories:
- under 160m² annual ground rent will be 1940€
- 160 – 200m² annual ground rent will be 2100€
- over 200m² annual ground rent will be 2300€
Contracts from now on will run from January to December starting in 2012. These fees can be paid every three months, every six months or annually (but no longer monthly).
- The opening times of the site will be from 1st February until 15th November. During December and January the entire site will close and the water supply will be shut off to prevent water damage from freezing conditions.
- It is now individuals’ responsibility to mow the grass on their own pitch. The campsite will provide an electric lawnmower, stepladder and garden waste disposal area for residents’ use. For insurance and safety purposes they cannot lend out electrical equipment such as strimmers or chainsaws. The campsite will continue to take care of tree maintenance and hedge trimming.
- Outside terraces on mobile homes are strictly regulated by French law. They may be up to 20m², covered or not, closed in on one side only. If you plan to change your terrace, please check your plans with reception first. Garden sheds must be no bigger than 2m x 1.5m and attached to the side of your mobile home.
- If you wish to rent out your mobile home, the campsite will organise this for you for a 30% charge (on the condition that your mobile home meets the required standards of rental). They will take care of the cleaning of your mobile home and will show clients to the pitch. This is available during July and August only. You can give the campsite your available dates (they do not impose dates on you)
- If you wish to rent out your mobile home privately, this is possible for a nominal fee of 105€ per week and you are responsible for arrival & departure cleaning and for welcoming your clients onsite.
- You may lend out your mobile home for free to friends and family (up to a limit of five families per year). You should inform reception of their presence so that for security reasons they know who is onsite.
- The owners are currently negotiating to buy the parcel of land in the centre of the campsite. If it can be purchased it will only be used for camping or mobile home pitches (and not for any permanent construction such as an apartment block)
- It is the owners’ responsibility to winterise their own mobile homes (closing down the mobile home and draining all the pipes out) when they leave the site at the end of the year.
