25 minutes’ drive from Pisa and 40 minutes from Florence you can find our tranquil countryside oasis perfect for your mobile home in the heart of the beautiful Tuscan landscape in Italy. Spanning 50,000m², surrounded by woodland with tiered mobile home plots within the Tuscan hills; discover this idyllic park away from the hustle and bustle of the major cities. Open all year round this could be the ideal place to own your mobile home; we have a selection of plots sized from 70-100m² with a private garden providing privacy and comfort for you in your mobile home.
Within the mobile home park you will find a bar, mini market, restaurant / takeaway, laundrette, children’s play area and outdoor swimming pool (subject to seasonal opening times). There is also another fantastic restaurant just outside the park gates and within close proximity in Montopoli Val d’Arno you can walk to bars, a pizzeria, shops, banks and the local bus stop or a taxi can be available upon request. The nearest supermarket is 5 minutes’ drive away and the nearest train station is just 2km away in San Romano which provides direct access to Pisa and Florence.
The mobile home park is located within easy reach of many touristic cities including Pisa, Florence, Lucca and Siena. In Pisa you will find the fantastic Tuscany landmark of the ‘Leaning Tower of Pisa’, along with many historic churches, several palaces and various bridges across the River Arno, you can also visit many bars, restaurants, shops and markets within the city. We are located only 25 minutes’ drive away from Pisa airport and 10 minutes further along to the coast you will find some fantastic Tuscan beaches at Tirrenia, Pisa and Marina di Pisa.
The capital city of the Italian region of Tuscany is Florence, Florence’s museums, palaces, and churches house some of the greatest artistic treasures in the world. The most popular sites in Florence include the Cathedral, the Baptistery, the Uffizi, the Bargello, and the Accademia. Florence and its magnificent treasures await your visit. Wander some of the oldest streets in the city, view the varied art collection housed in the Pitti Palace or head outdoors, spend a day at the Boboli Gardens or climb the hill to the church of San Miniato al Monte to experience an enchanting view of Florence.

2) What does a viewing trip include?
2 nights’ accommodation in a local hotel or in a mobile home on site (Where available), a tour of the mobile home park, the viewing of resale mobile homes (where available), tour of local area and possible collection from San Romano train station or Pisa airport.
3) How much deposit is required?
10% deposit secures your mobile home. For special offers mobile homes may be reserved for a 10% deposit but must be viewed within 14 days. The purchase needs to be completed within 15 days of viewing. Part exchanges may be considered. Email for further details
4) Do I lose my deposit?
Your deposit will be refunded in full once we have re-sold your reserved mobile home and/or plot, less any expenses that may be incurred by ourselves.
5) What is included in the price?
Furnished mobile home sited and connected on to your own plot.
5a) Are there any additional fees to pay compulsory
Annual plot fee which is currently from 2,500€ + 10% tax
6) What are the running costs (At time of writing)?

7) What are the plot sizes?
The park contains 135 pitches with 37 plots containing mobile homes, these are sized at approximately 70 – 100m².
8) How long can I keep my mobile home on site for?
As long as required if you maintain the condition of your mobile home, keep your plot tidy, basic rules of the park adhered to and site fees paid.
9) Can I sell or rent my mobile home if required?
Yes, we can advertise your mobile home for sale on our website, please click here to view our mobile home resale service. Subletting is permitted but must be organised through the reception of the park unless you are willing to create your own company, the park charge a commission for this service but will then take care of key handover, cleaning, deposits etc. Fully managed 50/50 letting package available

Costs of electricity, water, cleaning etc = 800€, returning approximately 4,000€ after letting charge for bookings, check in and check out, key handover etc.
10) What facilities are available on site?

11) What facilities are nearby?
Restaurants, bars, pizzeria, banks, food shop, supermarket, train station, bus stop, landmarks, Pisa, Florence, Lucca, Siena.
12) Would I need to hire a car whilst over there?
We do encourage customers to drive in Italy as sections of Tuscany are very rural, however, there is a bus stop within close proximity to the park and the local train station runs regularly to Pisa and Florence. Taxis are also available but must be booked in advance.
13) How far are the nearest golf courses and beaches situated?
Golf Club San Miniato ASD is situated 15 minutes’ drive away. The 9 hole golf course features par 3 and par 4 holes with some tricky narrow greens featuring bunkers and water hazards. San Romano is situated inland from Pisa towards Florence but is only 30-40 minutes from some fantastic Tuscan beaches at Tirrenia, Pisa and Marina di Pisa. The mobile home park collaborates with a private beach in Tirrenia providing a special offer price for sun loungers, umbrellas, car parking etc.
14) How far is the site from the nearest airport and train station?
Approximately 25 minutes from Pisa International Airport. The nearest train station is situated in San Romano approximately 2km from the park, this gives direct access to Pisa and Florence.
15) What is the weather like?
The climate in Tuscany is generally very mild; the warmest months are generally July and August, while June and September both generally offer nice warm weather without being too hot. April and May as well as October and November can be good months to visit Tuscany: they have sunny days, with some rainy days as well. Winter offers many sunny, mild days but nights can be cold. The coolest months are January and February, with January being a bit cooler, temperatures tend to be about 7°C whereas July and August average 30°C.
16) Are pets allowed on site?

17) How long is the site open for and how long can I stay here for?
The park is open for 12 months of the year so you may visit and stay here for as long as you wish. Reception is open from 1st March to 31st October to deal with any of your queries, out of high season a general maintenance operative remains available all year.
18) Does all work on plots have to be done by site owners?
Residents / owners can work on their own plots with the manager’s prior authorisation, respecting the parks rules. Terraces and sheds can be supplied by the park but you can also supply your own with prior authorisation. Low plot perimeter fencing is permitted, again with prior authorisation.
Arrange a viewing
2 nights accommodation in a local hotel (Or mobile home on site where available) with a tour of the park, the viewing of mobile homes, tour of local area and possible collection from either Pisa airport or San Romano train station. A general viewing trip starts when you meet up with our customer service team at Pisa airport, San Romano train station, your hotel or at Toscana Village where your mobile home will be waiting.
Mobile home stays during September and October are a minimum of 2 nights which costs 100€, each additional night = 40€. Alternatively turn your viewing trip in to a holiday with a 1 week stay = 315€.*
Please note: Resale mobile homes we may have listed on the website are situated on the park and will be available to view with your appointment. Brand new mobile homes are not situated on the park as they are newly built in the UK prior to transportation and installation.
Viewing trip costs will be refunded up to a maximum of £150 if you proceed to purchase a brand new mobile home (excludes pre-owned resale homes). Your accommodation invoice or flight receipt will be required for the credit adjustment and will be shown as a credit on your final invoice. The cost is not redeemable in conjunction with any other special offer, price reduction, discounts or promotions.
Depending on your stay you will then be able to check-in and make the arrangements to view the park and the local area later that day or the following day. We can then leave you to relax for the rest of the day/evening. If required our team can inform you of the local area, the location of amenities, the way to local attractions, restaurants and answer any initial questions you may have.
The next day they will show you around the site and answer any further questions you may have. You may then want to take a walk around the site yourselves, explore the surrounding towns and villages, take a drive around the local area or visit some of the local attractions. If you would like to take a drive and explore yourself then our team will always be on hand for advice, directions and any other information you may require.
That night you get to relax in your hotel / mobile home again before heading back to the airport for your return flight home the following day. You may wish to return to the park the following day for a final look before flying back, this is fine and our team will be available to take you back for a second look.
Alternatively, if you are travelling to Pisa and want to view without staying on the park then you can contact our office prior to travelling with your planned travel arrangements and day of arrival with an approximate time for when you would like to view the park. We then make the arrangement for you to come and view the park and homes (where applicable). Unfortunately an appointment is necessary to view the park as we like to keep disruption to home owners to a minimum and entrances to the parks are generally via a security barrier.
We do not employ high pressure sales teams and at no time during the visit will you be under any pressure or obligation to purchase. We believe that the product, once seen sells itself and if you are interested, you will contact us to complete the purchase. We will then ensure that you are given our full assistance and guide you through your purchase if required.
Your travel arrangements are booked in conjunction with our UK office subject to availability. This will be coordinated with our customer service team in Italy. We can give friendly advice and help about where and how to book your flights and car hire if required; we can arrange and reserve your accommodation (Usually payable locally on arrival at the hotel / mobile home park). It may be possible for us to collect and return you to San Romano train station if you wish to travel by train.
