A well established semi-rural mobile home park which is located in the Vendee in France where the “mini climate” of the Vendee enjoys 2600 hours of sunshine a year.
The local French village is just a 20 minute walk away and amenities there include a pharmacy, convenience store, bakers, restaurants and bars. A huge freshwater lake provides not only the opportunity for fishing but also lots of fun with various types of boats for hire. A tour round the ancient chateau is a must.
There is a nearby harbour, miles of wonderful sandy beaches, fresh produce markets, shops, supermarkets and many bars and restaurants with the chance to try the local sea food dishes.
The park has an excellent community spirit with excellent facilities and is open for 12 months a year – ideal for long/short all year round holidays. Park facilities include reception and security, outdoor and covered swimming pool (open 1st April -30th September), bar, Wi-Fi Internet and a c.hildren’s play area. The surrounding countryside is perfect for long country walks.

Q) What does a viewing trip include?

In the case of a pre-owned sited home, 10% initial holding deposit will secure the home for a maximum 14-day holding period, the balance due within 28 days.
60% of initial quote payable to order the home
40% of initial quote payable prior to transport

Q) I wish to remain a UK citizen, but visit and enjoy my holiday home throughout the year.

Q) Do I lose my deposit?
A 10% holding deposit can be placed on any home, the deposit will be fully refundable if the home is viewed and a decision made within a 14 day period (or longer if agreed in advance) and no unreasonable costs have been accrued by the company.
In the case of a plot reservation and new home order, you may cancel at any time before the pre agreed period lapses (60% payment). The £1,000 plot deposit is not refundable.

Q) What are the running costs? (At time of writing)
Service fees – L1 sized plot (100-130m²) = 2,183€, L2 sized plot (131-200m²) = 2,608€, L3 sized plot (201-250m²) = 3,271€, L4 sized plot (251-300m²) = 3,770€.
Sevice fee is payable in advance for the year with two options – Payable in full on the 31st Dec for the coming year or in two payments on the 31st Dec and the 31st March.

French holiday tax payable when in use between May 1st – September 30th = 0.50€ per person per night for people aged 18 years and over. (Subject to adjustments made by the local authorities)

15m3 of water is also free per year (Water allowance should be sufficient for free use if only using as a holiday home). Over 15m3 = 5.10€ per m3

Q) How long can I keep my mobile on site for?
As long as required, condition of mobile home & plot must be well maintained.
Q) Can I sell or sublet my home if required?
Yes, it is entirely your decision, contact site office if required. We will will market your home for sale throughout our extensive marketing campaigns, including magazines, newspapers and online advertising as well as on our website. We will find a suitable purchaser for your home, our customer service team manage all email and phone enquiries for your mobile home, we arrange the viewing trips with potential clients and will advise the customer on their choice of doing either a self drive or an accompanied viewing trip.
The company offers modern on site holiday home accommodation for the customer who is viewing a mobile home on the self drive trip and they also escort the customers from the UK for an accompanied viewing trip which is all subsidised within our costs if the buyer purchases your home. We also complete all of the administration, including your 19.6% TVA due to the French authorities. Please bear in mind that our commission charge does not include the costs charged by your park to sell your mobile home, please ask your site owner / manager for these costs as they may vary from park to park. All of these costs are added to the amount you would like to recoup from the sale of your mobile home to enable you to receive the full amount you would like from the sale of your mobile home.
